What does conveyancing mean?

This is the legal process that is involved with buying or selling a property and the property exchanging hands. To sell or buy a property you need a conveyancer – a professional solicitor – to complete all of the required searches (council and Land Registry), the paperwork and the transactions.

How much does it cost to sell a property?

Before we do anything towards the sale of your property, we provide a fully inclusive quotation that lists all of the involved costs so that you will know the exact amount you will be paying.

What documents will I need in order to sell the property?

It can save a lot of time if you have all of the necessary documentation to give to your conveyancing solicitor at the start. This will make the sale quicker, less expensive and more efficient. The solicitor will give you a list of everything you need but you should definitely have the following to hand where possible:

– instruction forms and ID – this means your solicitor will be able to start a file and conduct checks for compliance straight away

– EPCs – Energy Performance Certificates. These list your property’s energy rating on a scale of A to G (most efficient to least efficient). This is a legal document for any sold property in the United Kingdom and is valid for 10 years.

– information on funding. This is needed so that funds and source of wealth can be checked.

– Title Deeds – these documents prove your ownership of the property.

All costs will be explained in full at the beginning of the process.
